What is a resale package? Associations are governed by a set of documents, including, but not limited to, the Articles of Incorporation, Declaration, By-Laws, Policy Resolutions, and Architectural Guidelines, that detail Association and Resident responsibilities and requirements. A resale package includes the governing documents for the Association.
Do I need one? Yes, all sellers must cover the cost of the documents and provide them to prospective buyers for review. The seller's obligation is outlined in the Maryland Annotated Code. (Article No. 11-135 of the Maryland Condominium Act and Article No. 11-B-106 of the Maryland Homeowners Association Act, Real Property, Maryland Annotated Code.)
How do I order a package? To order one, click here
Order a Resale Package. If you are in a condominium, you must also order a package from your condominium management company.
What is the process once I've ordered a package? Resale packages are submitted online. These packets can take up to fourteen days to prepare, so please plan accordingly to ensure it is delivered in time for settlement.
ASSESSMENTS/MONTHLY HOMEOWNERS PAYMENT
Waters Landing contracts with a financial management company, First Service Residential, Inc.
Assessments are due the first (1st) of each month and are considered delinquent if not received by the fifteenth (15th) of the month. Delinquent accounts will be assessed a late fee of $15.00 each month.
Individual assessment account questions should be directed to the financial management services contractor.

Trash is picked-up Mondays & Thursdays.
Trash should be placed out for collection after dusk the night before pick up days or alternatively the morning of pickup before 7:00 a.m. Residents of Montgomery County are required to place bags of trash inside trash cans with tight fitting lids for storage and collection. Trash cans and containers must be removed and stored out of public view by the evening of pickup days and not left in public view on drive-ways, in streets or on green spaces, such as peninsulas or islands.
Bulk items are collected on Thursdays, please call J&J prior.
J&J Inc. does not pick up metal items. Construction debris must be called into J&J Inc. prior to collection.
