Owner comment deadline & Board meeting to adopt the 2027 budget
Your monthly assessment has two parts:
Covers costs shared by the entire community, such as common area maintenance, the community center, pools, insurance, management, administration, and contributions to the General Association reserves.
Covers services specific to your neighborhood, such as landscaping, snow removal, refuse collection (where applicable), and contributions to your neighborhood's reserves.
Your 2027 assessment notice will show both portions. To find your neighborhood's budget, see the documents section below.

Costs for contracted services, insurance, and maintenance continue to rise. The 2027 budget also restores planning for unpaid assessments, which was not included in 2026. Increases this year are limited to no more than 5%.
Each neighborhood receives different services. A single family neighborhood, a townhome neighborhood, and a condominium may have very different landscaping, snow removal, and reserve needs, so the neighborhood portion differs.
Reserves are savings set aside to repair and replace major common elements, such as roads, sidewalks, pools, and paths, as they wear out. Contributions are guided by the Association's reserve study.
It is an allowance for assessments that are unlikely to be collected. Budgeting for it means the Association can pay its bills even when some owners fall behind.
Information regarding your 2027 payments will be sent to all owners following the Board's approval of the draft budget, which is expected at the November 19, 2026 meeting.
Yes. The Board may adjust the draft based on owner comments before final adoption on November 19, 2026.
