Montgomery County Department of Transportation conducted independent speed studies on Waters Landing Drive and concluded that traffic calming measures are warranted. That determination is the county’s professional conclusion grounded in their own data and years of experience.
The HOA is not advocating for or against any specific solution. Our role is to serve as the county’s designated community liaison and ensure every Waters Landing household has a fair and equal opportunity to weigh in before anything is finalized.

On April 20, 2026, Montgomery County hosted a community meeting to present their findings and proposed speed hump plan for Waters Landing Drive. All residents are encouraged to review the materials below.
The community survey closed on Tuesday, May 12th. Thank you to all 277 residents who participated. Results are now available below.
The Waters Landing Board of Directors reviewed survey results at the May 15th board meeting and voted to authorize management to notify the county we wish to proceed with a reduced speed hump location plan reflecting the community’s survey data, and advance to the formal resident concurrence process as defined by ER 5-24.
The HOA’s formal response will be submitted to Montgomery County Department of Transportation by May 20th per the requirements of ER5-24.
