Upcoming Sealcoat Project Information

To help protect and extend the life of our recently paved roads and
parking areas, the Waters Landing Association will be performing asphalt sealcoating in select neighborhoods beginning August 31, 2026, through September 14, 2026. Sealcoating helps preserve pavement by protecting it from weather, water penetration, oxidation, and everyday traffic wear. 

⚠️ Important Reminders⚠️

Temporary parking restrictions will be in effect in all active work zones. Residents must remove vehicles from impacted areas by 6:30 AM on their scheduled workday. Vehicles remaining in work zones after 6:30 AM will be relocated to the Community Center parking lot at 20000 Father Hurley Boulevard, Germantown, MD 20874. 

Please plan ahead for alternate parking arrangements, as parking availability may be limited during active work phases. Areas are generally expected to reopen the following morning once the sealcoat has cured. Residents should leave vehicles in the alternate parking location until the following morning to prevent damage to the new sealcoat surface.

🗑️ Waste & Recycling Collection
While every effort is being made to minimize disruptions:

• J & J Trash Collection will still occur on scheduled collection days. Collection crews plan to arrive at or before 7:00 AM, so please place trash out early or the night before.
• Recycling service may be delayed in:
  • Waterbury Downs South (August 31 & September 8)
  • Lakecrest (September 14)

What to Expect
Following the sealcoat application, residents may notice tire marks on the pavement. This is normal and does not affect the quality or durability of the sealcoat. During the first few days after reopening, please drive slowly and avoid sharp turns or sudden braking when possible.
